What to Expect From a Jacksonville Home Inspection: A First-Time Buyer's Guide
Buying a home in Jacksonville is one of the biggest decisions you'll ever make. A professional home inspection is the single best tool you have to understand what you're actually buying — before you sign the closing papers. Here's exactly what to expect.

If you're buying your first home in Jacksonville, St. Augustine, Orange Park, Fernandina Beach, or anywhere in Northeast Florida, the home inspection is probably the most important step between "offer accepted" and "keys in hand." Yet most first-time buyers have never been through one before and have no idea what's about to happen.
As the owner and inspector at Blue Line Inspections LLC, I walk first-time buyers through this process almost every week. Here's what you can actually expect on inspection day and in the days after.
Before the Inspection
Once your offer is accepted, your real estate agent will typically coordinate with me to schedule the inspection during your inspection period — usually the first 5 to 10 days of your contract. In Jacksonville's market, that window moves fast, so book as early as you can.
Make sure the seller has left the home with:
- All utilities turned on (water, electric, gas)
- Access to the attic, electrical panel, and water heater
- Pilot lights lit if applicable
- Pets secured or removed
If any of those are missing on inspection day, I can't fully evaluate those systems — and the inspection becomes less useful to you.
On Inspection Day
A typical Jacksonville home inspection takes two to four hours, depending on the size, age, and condition of the property. Expect to be there for at least the last 30 to 60 minutes so I can walk you through what I found.
Here's what I'm actually doing during those hours:
Roof and Exterior: I walk the roof when it's safe, checking the covering, flashing, vents, gutters, fascia, soffits, and overall condition. In Northeast Florida, the roof is one of the biggest-ticket items on any home — insurance carriers care about it, and so should you.
Structure and Foundation: I evaluate the visible foundation, walls, framing, and any signs of settlement or movement. Given Jacksonville's soil and the occasional hurricane, this matters more here than in a lot of the country.
Attic and Insulation: Attics tell a story that the listing photos never will. I'm checking insulation, ventilation, daylight coming through, moisture staining, pest activity, and the condition of any framing and ductwork I can see.
Electrical System: Panel, breakers, wiring, outlets, GFCI protection, grounding, and any obvious fire or shock hazards. Older Jacksonville homes sometimes have issues that need updating before insurance will write a policy.
Plumbing: Supply lines, drains, water heater, fixtures, and any visible leaks. I run water, test toilets, and look for slow drains or poor pressure.
HVAC: I operate the heating and cooling systems, check the age and condition of the equipment, look at filters, and verify the system is actually cooling a Florida home the way it should.
Interior: Doors, windows, floors, walls, ceilings, stairs, built-in appliances, and the general condition of every room.
Crawl Spaces (if present): Moisture, pests, structural issues, and anything the previous owner would rather you didn't see.
The Report
Within 24 hours of your inspection — and usually the same day — you'll receive a detailed digital report delivered through your personal Hive dashboard. It includes:
- Photos of every significant finding
- Plain-English descriptions (no trade jargon for the sake of sounding thorough)
- Severity so you know what matters and what's cosmetic
- Clear recommendations for what to do next

What to Do With the Report
This is where a lot of first-time buyers get stuck. The report isn't a pass or fail — it's a list of information. Here's how to use it:
- Read the whole thing. Don't just skim to the "major issues" section. Context matters.
- Separate the urgent from the cosmetic. A stained ceiling tile is different from a leaking roof.
- Talk to your agent. They've been through this many times and can help you decide what's worth negotiating.
- Get quotes if something is serious. Real numbers beat guesses when you're asking the seller for repairs or credits.
- Call me. I'm available after the report is delivered to explain anything that isn't clear.
