A WDO inspection, sometimes called a "termite letter," checks for live activity and past damage from termites, wood-boring beetles and wood-decay fungi, and most lenders require one on Florida real estate transactions. What a WDO Inspection Looks For
A visual inspection for live organisms, evidence of past activity, damage, and the conditions that invite them.
Termites
Subterranean termites come up from the soil through mud tubes on foundations, piers and walls. Drywood termites live inside the wood itself and leave small piles of pellets.
Wood-Boring Beetles
Powder post beetles and old house borers leave small exit holes and fine, flour-like dust in framing, flooring and trim.
Wood-Decay Fungi
Rot from long-term moisture softens and discolors wood around leaks, in crawl spaces and wherever trim stays wet.
Conducive Conditions
Moisture intrusion, wood-to-ground contact and other conditions that make an infestation more likely are noted too.

Termites in Northeast Florida
Heat, humidity and sandy soil keep termites active in Northeast Florida for most of the year, and the damage they do usually stays out of sight until it is well along. Older homes in neighborhoods such as Riverside, Avondale and Springfield often sit on piers over a crawl space, where framing can be inspected directly. Newer slab homes hide more of their wood, so the signs along the foundation, garage and trim matter even more.
The same things that cause moisture problems invite wood-destroying organisms: sprinklers spraying the walls, mulch and soil piled against siding, gutters that overflow, and wood fences or decks that touch the ground. Jonathon notes those conducive conditions in the report so you know what to correct, even when no activity is found.
