The Four Systems

Carriers use the report to judge the age, condition and remaining life of each system before they decide on coverage and rate.

Roof

  • •Documented: Covering type, approximate age, overall condition and remaining useful life, with photos of each roof slope.
  • •Often flagged: Curling or missing shingles, soft decking, worn flashing, and signs of past leaks in the attic.

Electrical

  • •Documented: Panel type and capacity, wiring type, breakers and grounding, with the panel cover removed for photos.
  • •Often flagged: Aluminum branch wiring, knob-and-tube, double-tapped breakers, and older panel brands many carriers will not accept.

Plumbing

  • •Documented: Supply and drain piping materials, visible leaks, fixtures, and the water heater age and condition.
  • •Often flagged: Polybutylene supply lines, cast iron drains, active leaks, and water heaters without proper relief valves or pans.

HVAC

  • •Documented: Heating and cooling equipment type, approximate age, operation and general condition.
  • •Often flagged: Systems near the end of their service life, units that do not cool or heat, and rusted or leaking equipment.

Why Older Jacksonville Homes Need One

Jacksonville has a wide range of housing ages. Historic neighborhoods such as Riverside, Avondale, San Marco and Springfield have homes from the early 1900s, and large parts of the city were built out with block ranch homes in the decades after World War II. Many subdivisions from the 1970s through the mid-1990s are now well past the 25-year mark, and homes from that era can still have polybutylene water lines or original electrical panels.

4-Point Inspection Questions

Most Florida insurance carriers require a four-point inspection before they will write or renew a homeowners policy on a home that is more than about 25 years old. Your agent or carrier will tell you if your policy needs one. Buyers of older homes often order it during the inspection period so they can line up coverage before closing.

No. A four-point covers only the roof, electrical, plumbing and HVAC, and it is written for an insurance company. A full home inspection looks at the whole house, from the foundation and structure to the attic, interior, appliances and safety features. If you are buying an older home, you will usually want both.
